Pressure does the work on hard horizontal surfaces. Chemistry does the work on everything else.

Pressure washing uses high-pressure water, often with a surface cleaner and a degreaser, and sometimes hot water, to lift dirt, grease and stains off concrete — sidewalks, curbs, pavers, dumpster pads and drive-thru lanes.

Soft washing uses high volume at low pressure with cleaning solutions that kill the algae, mold and mildew rather than blasting them off. That is what we use on the building itself, on awnings, on roofs and on anything painted, coated or fragile, because pressure on those surfaces strips finishes, drives water behind cladding and voids warranties.

Most commercial properties need both, which is why a quote typically has the building on one line and the concrete on another.

Not automatically — it is quoted separately, and we say so on the quote rather than surprising you later.

Gum is removed with hot water and a dedicated treatment, and on a busy retail sidewalk it can take as long as the rest of the cleaning. Pricing it as its own line keeps the base cleaning honest and lets you decide.

On our deeper concrete work, where we are already running hot water at high temperature, gum removal is often included in that line — the quote will make clear which applies. Rust, oil stains and tire marks are treated the same way: we will always improve them, and we will tell you upfront when they cannot be fully removed.

Most metro Atlanta properties settle into an annual or twice-yearly exterior cleaning, with high-traffic areas on a shorter cycle.

Georgia gives exteriors a hard time: heavy spring pollen, long humid summers that grow algae and mildew on north-facing walls, and red clay that stains concrete. Sidewalks, entrances, dumpster pads and drive-thru lanes are the areas that visibly degrade fastest and are the usual candidates for quarterly or monthly attention.

Building washes and roof cleaning are typically longer-cycle. We can quote a recurring programme — monthly, quarterly or annual — across one property or a whole portfolio, which is both cheaper per visit and means the property never gets far enough gone to need a restoration-level clean.

Usually within two to five business days, depending on the complexity of the job.

A straightforward single-service visit — a dumpster pad, a storefront, a stretch of sidewalk — generally lands at the short end. Multi-building centers and campuses take longer to schedule, because the walkthrough, the written scope and the coordination with your tenants all have to happen before a crew is useful.

Night and weekend slots are part of normal scheduling rather than an exception, so asking for after-hours work does not by itself push you further out.

Seasonal demand does move things. Spring pollen and the run-up to the holidays are the busiest windows in metro Atlanta, and properties on a recurring schedule get booked ahead of one-off requests.
