Every property is priced individually, so we do not publish flat rates or a price per square foot — a number quoted blind is a number someone ends up unhappy about.

What actually moves the price: total square footage and surface type; how many stories and how we reach them; how long it has been since the last cleaning; whether we need a degreaser, hot water or a rust or gum treatment; parking and water access; and whether the work has to happen at night or on a weekend.

Smaller single-tenant jobs sit at the low end. Multi-building shopping centers and campuses run considerably higher and are usually broken into separate line items so you can approve them in stages. Our minimum charge for any job is $575.

We walk the property, put the scope in writing with each service priced as its own line, and that written quote is the price.

That covers getting a fully equipped, insured crew and truck to your property with its own water and power. Below that figure the mobilisation costs more than the cleaning.

If you manage several properties, or a single small item like one dumpster pad or one storefront, the usual answer is to bundle it with other work at the same property or schedule it alongside a nearby site on the same route. Ask us — we will tell you honestly whether bundling makes sense.

Yes — and for most commercial properties we prefer to.

A large share of our work is done overnight, before opening, or over a weekend. Retail centers, office parks, medical buildings and campuses all have people on site during business hours, and exterior cleaning means hoses, water, noise and wet walkways. Doing it after hours removes all of that.

Awning and storefront cleaning in particular is usually scheduled at night so the glass and the walkways are dry and finished before the first customer arrives. Sidewalk, curb and dumpster pad work is often done on weekends when the lot is empty and the dumpsters can be pulled.

There is no separate surcharge tier we hide until the invoice — if the schedule affects the price, it is in the written quote before you approve anything.

That is exactly what the scheduling is designed to avoid.

We plan the work around your occupancy rather than around our convenience: overnight and weekend crews, work zoned so only part of a property is closed at a time, and walkways left dry and passable. For tenant-facing properties we can give you notice text to circulate beforehand.

Where a service genuinely needs the area cleared — a dumpster pulled ahead of a pad cleaning, for example — we flag it in the quote so the coordination happens before the crew arrives rather than on the night.
