How we do it
We use two methods and choose by where the glass is and its condition, often both on the same property.
Water-fed pole with pure water. Water runs through a DI (deionized) filtration system and up a pole to a brush that scrubs the glass and rinses it. With nothing left in the water to spot, the glass dries clear. The pole lets the crew clean upper-floor glass from the ground.
Squeegee by hand. A professional-grade detergent goes on with an applicator and comes off with a squeegee, leaving the glass dry and streak-free. It suits storefronts, entry doors and any glass the crew can reach directly.
Glass beyond the pole’s reach is cleaned from a lift, which we confirm before scheduling. For the upper floors of taller buildings, our drone washing service is another option.
We tell you what cleaning will not fix. Insulated windows with broken seals look cloudy between the panes and will still look dirty afterward, and hard-water staining that has etched into the glass is a restoration job, quoted separately.
How often, and when to schedule
It depends on the glass. Entry doors and storefronts are touched and splashed every day, while upper-floor office windows mostly collect pollen, dust and bird droppings. Tenant mix, trees and any appearance standard in your leases or HOA rules also set the interval.
Window cleaning always goes after a building wash or pressure washing, because the soap and rinse water from a wash leave residue on glass. At Georgia Piedmont Technical College in Clarkston, the exterior windows were cleaned after the building wash on the same project. In metro Atlanta, many managers also wait until spring pollen has passed.
Storefront glass is usually cleaned overnight or early in the morning so it is finished before opening. Office window washing can be done at night or on weekends, so tenants are not working beside a crew.
