Office Building Wash in Smyrna, GA

The property

The Atrium is a multi-story office building at 2400 Herodian Way in Smyrna. The upper floors are blue reflective glass. The ground floor is wrapped in light stone panels, two glass wings frame a courtyard at the delivery entrance, and a glass skylight sits on the roof. Before the job, dark vertical streaks ran down the stone panels on several walls.

The job

The scope was a full building wash: remove dirt, cobwebs, algae, mold, mildew and other surface stains from the entire building surface. We soft washed it, using a high volume of water at low pressure rather than blasting the stone.

The crew started on October 14, 2024. Photos from that week show:

• crew on ladders applying cleaning solution to stained stone panels, then rinsing the walls from the ground
• a tethered drone washing the upper walls of the courtyard
• crew washing the rooftop glass skylight in the early morning

Water getting inside is the main concern on a building wash. The property team asked for a progress report at the end of each day and sent photos showing where the outdoor spigots were. At the end of the first day they reported no water intrusion.

The result

The before and after photos above show the same walls. The dark streaks on the stone panels are gone, and the stone is an even light color again. A few rust-colored marks at the base of one wall lightened but are still faintly visible.

The property also asked for the drone videos of the wash, and we sent them over by link. A building wash leaves soap and water residue on glass, so we recommend scheduling window cleaning after it.
