How we do it
Pavement is pressure washed and ceilings and walls are soft washed. Concrete pavement can take pressure; painted and coated ceilings and walls need high volume at low pressure instead.
- Pavement: a degreaser loosens oil and grease, a surface cleaner lifts the dirt evenly, and the surface is rinsed at high pressure. Heavy oil and grease get hot water as well.
- Ceilings and walls: soft washed at high volume and low pressure, then post-treated with a solution that slows the return of mold and organic growth.
- Runoff: we plan where the water goes before the crew arrives, and divert and pump standing water so the deck is not left with large puddles. Storm drain requirements from ownership go into the written scope.
- Traffic: we clean one section at a time so the rest of the deck stays open, and agree the order with you so cars are moved out of each section first.
- Water supply: we confirm working spigots before the visit. Where there is no usable water, we bring it in tanks or arrange a fire hydrant meter, listed as its own line.
New concrete is the exception. A freshly poured deck or lot is still soft, so it is cleaned at lower pressure and without chemicals.
When to schedule parking garage cleaning
Most parking decks are cleaned overnight or on a weekend, when they are close to empty. At retail properties the crew typically starts around 11 PM and finishes by 6 AM, before tenants open.
Many Atlanta property managers wait until pollen season is over, usually late spring, because pollen settles straight back onto clean concrete. Shaded levels and lots under trees grow algae and mildew in the humid summer, so a second cleaning later in the year is worth considering. Busy decks can go on a quarterly or monthly program.
Pressure washing equipment is loud. On mixed-use properties with apartments above or beside the deck, we check noise rules with you before we commit to an overnight time. If you budget annually, ask for pricing between October and December so the line item is ready for next year.
What affects the quote
Every garage and lot is priced from its own scope, so we don’t publish rates. These are the things that move the number:
- Square footage and the number of levels
- Which surfaces are included: pavement only, or ceilings, walls, stairs and walkways too
- How much oil, grease and buildup there is, and how long since the last cleaning
- Water access: working spigots, or tanks or a hydrant meter
