Dumpster pad cleaning for shopping centers, restaurants, office buildings, apartment communities and HOAs across metro Atlanta. We degrease and pressure wash the concrete pad, the enclosure walls inside and out, and the gates, removing the grease, food residue, mold, black streaks and debris that stain the concrete, cause odors and draw pests.
Dumpster pads are among the parts of a commercial property that degrade fastest. At Suwanee Jubilee shopping center we have cleaned the dumpster pads and enclosures on more than one visit, and the proposal priced them per pad.
What we clean
A dumpster pad cleaning covers the whole enclosure, not just the slab. Unless the proposal says otherwise, it includes:
- The concrete dumpster pad and the area around it
- Enclosure walls, inside and outside
- Enclosure gates
- Grease, mold, black streaks, debris and other surface stains
- The concrete underneath the dumpster, when the container has been moved before we arrive
Cleaning does not include the inside of the dumpster itself, and that exclusion is written into every quote. The area around oil traps and oil tanks is a separate service, quoted as its own line.
How we do it
Grease needs heat and degreaser, not just pressure. We apply a degreaser and hot water to break the grease down, lift it with a surface cleaner, and rinse the pad and walls at high pressure.
- The dumpster should move. For a complete result the container is pulled before we arrive. We coordinate the timing with you, which on some properties means an early-morning visit right after the hauler has moved it.
- If it stays, we clean everything we can reach and tell you in writing what we couldn’t.
- Runoff: we plan where the wash water goes before we start, and divert and pump standing water where needed so the enclosure is not left with puddles. If ownership has storm drain requirements, we write them into the scope.
- Tenants: pads behind restaurants and grocery stores are cleaned around their hours, usually overnight, early in the morning or on a weekend.
How often to clean a dumpster pad
Pads that take food waste need cleaning more often than the rest of the property. Dumpster areas are among the usual candidates for a monthly or quarterly program, while building washes run on a longer cycle.
Many properties add the dumpster pads to a sidewalk and curb cleaning, each on its own line, so the whole site is done in one visit. Atlanta’s long, humid summers grow mold quickly on a greasy pad, so pads that serve food tenants are worth keeping on the shorter cycle.
What affects the quote
Dumpster pads are priced per pad, with the number and size of the pads listed on the proposal. These are the things that move the number:
- How many pads and enclosures there are, and the size of each
- Whether enclosure walls and gates are included, inside and out
- How much grease and buildup there is, and how long since the last cleaning
- Whether the dumpsters are moved before the visit
- Water access near the enclosure
- Timing: overnight, early morning or weekend
- A one-time cleaning, or a monthly or quarterly program

Why it matters
Safety
Grease and slime on a dumpster pad are slippery for staff carrying trash out, often in the dark. Degreasing the pad removes that film.
Appearance
Enclosures sit in view of the parking lot, and black streaks and stained concrete show. Washing the walls and gates with the pad makes the whole enclosure look maintained.
