An Exterior Cleaning Vendor Built for Property Managers

  • COI & W-9 with every proposal
  • Itemized, line by line
  • Nights & weekends
  • Before & after photos

Georgia Bubbles cleans the outside of commercial properties across metro Atlanta for property management companies, community association managers and building owners: shopping centers, office buildings, apartment and condominium communities, HOAs, medical and industrial properties, and campuses. We work only on commercial properties, and only outside the building.

A property manager needs more from a vendor than clean concrete: paperwork that clears compliance, a scope that ownership or the board can approve line by line, work that does not get in the way of tenants, and proof that it was done. This page explains how we handle each of those.

Recurring programs, priced in time for next year's budget

Most of what we clean for property managers comes back on a cycle. Entrance sidewalks, dumpster pads and storefronts get dirty fastest and usually run monthly or quarterly, while building washes, roofs and windows run on a longer cycle. On a recurring maintenance program the scope is agreed once, each area gets its own cycle, and we contact you when the next visit is due. A committed schedule is priced better per visit than one-off cleaning.

Property budgets are usually set at the end of the year, so October through December is the time to have next year's exterior cleaning priced. Send us the properties and we will itemize each one, ready to drop into the budget.

One vendor across your portfolio

Each property is quoted on its own proposal, so it can go to its own owner or board, and nearby sites are cleaned on the same run. You have one contact for every property, and larger programs can have a dedicated project manager who coordinates dates, property access and progress with you.

We have cleaned properties for management companies and owners including Skyline Seven Real Estate, JLL, Lincoln Property Company, CIM Group, Brookfield Properties, Olymbec USA and The Shopping Center Group. See who we work with.

Questions property managers ask us

What do you need from us to send a proposal?

The address of the property, or a list of addresses if you manage several, and the areas you want cleaned. We measure the property from satellite and street-level imagery and any photos you send, count the glass, awnings and entrances, and send the counts back so you can confirm we have not missed anything. We also ask about water spigots and outdoor power before we price the job. You then get a written proposal with each service as its own line.

Do you need to visit the property before you quote?

Not usually. Most properties can be measured accurately from satellite and street-level imagery and your photos, so you get a proposal without having to schedule a site visit. When something cannot be seen from imagery, such as a rear service area or a skylight, we ask you for a photo before we price it.

Do you provide a certificate of insurance and a W-9?

Yes. Our certificate of insurance and W-9 go out with every proposal. If your contract needs your owner or management company named as certificate holder or additional insured, or a waiver of subrogation endorsement, our insurance broker issues a certificate that says so.

Can you set up in our vendor portal or work on purchase orders?

Yes. We fill in vendor packets and onboarding forms, set up in vendor-payment portals, and work on purchase orders for institutions that require them.

Can the work be done at night or on weekends?

Yes. Retail work usually runs overnight or before the stores open, and office buildings and communities can be cleaned at night or over a weekend, so tenants and residents are not walking through hoses and wet walkways. Campus work is often scheduled for a break, when no students are on site.

Can one vendor cover all of our properties?

Yes. Each property is quoted on its own proposal, so it can go to its own owner or board for approval, and nearby sites are cleaned on the same run. You have one contact for every property, and larger programs can have a dedicated project manager who coordinates dates, property access and progress with you.

Do you offer recurring cleaning programs?

Yes. The scope is agreed once, in writing, and we return on a set cycle: monthly, quarterly or a schedule you choose, with a different cycle for each area if needed. We contact you when the next cleaning is due, and a committed schedule is priced better per visit than one-off cleaning.

Do you clean inside buildings or do janitorial work?

No. We clean the outside of commercial properties only: sidewalks, buildings, glass, awnings, roofs, gutters, parking areas and dumpster pads. We do not offer interior window cleaning, janitorial work or residential house washing.

Which areas do you serve?

Commercial properties across metro Atlanta, in Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Newton, Paulding, Rockdale, Spalding and Walton counties. Each county has its own page listing the cities we work in.
