Commercial Awning Cleaning on a commercial property in metro Atlanta

Commercial awning cleaning for shopping centers, office buildings and campuses across metro Atlanta. We clean fabric and metal awnings and the undersides of canopies over entrances and walkways, removing the dirt, mold, mildew, algae, pollen and stains that make a property look tired from the parking lot. At retail centers most of the work is done overnight, so tenants open to clean storefronts.

We have cleaned the awnings at Suwanee Jubilee shopping center and the underside of a large courtyard awning at Georgia Piedmont Technical College’s Covington campus.

What we clean

We clean every awning in the scope, fabric or metal, and we count them before we quote.

  • Fabric storefront awnings, including canvas
  • Metal awnings and their frames
  • Awning and canopy undersides over entrances, walkways and outdoor seating
  • Courtyard and picnic-area awnings on campuses and office properties
  • Awnings on outparcel buildings, when you want them included

How we do it

We match the method to the material. Fabric gets soft-bristle brushes, a cleaning solution and a low-pressure rinse, which removes the growth while preserving the fabric. Metal awnings and frames can take more pressure, so each awning type is cleaned the way it can tolerate.

Counting comes first. For most shopping centers we start from Google Street View, send you screenshots of every awning we can see and ask whether we have missed any. The proposal lists fabric and metal awnings separately, and any tenant awnings you want left out are named in writing, so nothing is assumed on the night.

Before the crew arrives, we ask you to have tenants bring in anything stored near their doors. Water and soap from the awnings run onto the windows and glass doors below and leave residue, so we recommend window cleaning after the awning cleaning. It goes on the proposal as its own line, and you decide.

If an old stain on faded fabric lightens but does not come out completely, we tell you in writing, with the before-and-after photos.

How often to schedule awning cleaning

Clean awnings when mildew and dirt are visible from the parking lot, and plan around pollen. Many property managers in metro Atlanta wait until pollen season is over, usually late spring, because pollen settles straight back onto freshly cleaned fabric.

Awnings in shade, under trees or on north-facing elevations grow mildew faster and may need cleaning more than once a year. Awnings can also join a recurring program with sidewalks and windows. If you budget annually, ask for pricing in the fall so the line item is ready when next year’s budget is set.

What affects the quote

Every awning job is priced from the property, not from a rate card. These are the things that move the number:

  • How many awnings there are, and how many are fabric versus metal
  • Their size and height, and whether a ladder or a lift is needed
  • How long since the last cleaning, and how much mildew and staining has built up
  • Whether undersides, frames and outparcel buildings are included
  • Night or weekend scheduling around tenant hours
  • Water access: if there is no working spigot, we bring water in tanks or arrange a fire hydrant meter
  • Whether window cleaning is added after the awnings

Why property managers hire us

Because the scope, the access and the paperwork are settled before the crew arrives.

  • An awning count you confirm before you see a price
  • A written, itemized proposal you can forward to ownership
  • Fully insured, with a certificate of insurance naming the owner or manager on request
  • Licensed, a member of the Power Washers of North America (PWNA), and backed by our 100% satisfaction guarantee

Why it matters

Appearance

Awnings sit directly above the storefronts and carry each tenant's name and colors. Mildew streaks on fabric make a whole center look tired from the parking lot, while clean awnings make the storefronts look open and cared for.

Safety

Awning work at retail centers is done at night, so crews and equipment are not working above customers during store hours. Cleaning is also a close look at frames and fasteners, and anything loose or damaged is reported to you.

Health

Mold, mildew, algae, pollen and bird droppings collect on awnings directly over entrances and outdoor seating. Cleaning removes them from the surfaces customers walk and sit beneath.

Longevity

Mold and mildew left on awning fabric stain it and break the fibers down. Brushes and the right solution, rather than high pressure on fabric, remove the growth while preserving the material.

Questions about commercial awning cleaning

Do you clean commercial awnings and canopies?

Yes. We clean fabric and metal awnings and the undersides of canopies on shopping centers, office buildings and campuses across metro Atlanta. Fabric is cleaned with soft-bristle brushes, a cleaning solution and a low-pressure rinse, while metal awnings and frames can take more pressure. At retail centers the work is usually done overnight. Larger entrance canopies and covered walkways are covered by our canopy cleaning service.

What is the best way to clean a commercial awning?

Match the method to the material. Fabric awnings should be cleaned with soft-bristle brushes, a cleaning solution and a low-pressure rinse, because high pressure is hard on fabric. Metal awnings and frames tolerate more pressure. Plan to clean the windows afterward too: water and soap from the awnings run onto the glass and doors below and leave residue.

How do you get mold and mildew off fabric awnings?

With a cleaning solution, soft-bristle brushes and a low-pressure rinse. The solution loosens the mold, mildew and algae, the brushes work it out of the fabric, and the low pressure preserves the material. Long-standing stains on older, faded fabric may lighten without disappearing completely. If that happens, we tell you in writing with the before-and-after photos.

How much does commercial awning cleaning cost?

There is no flat rate; awning cleaning is priced per property. The quote depends on how many awnings there are, fabric versus metal, their size and height, how long since the last cleaning, whether undersides and outparcel buildings are included, water access and night scheduling. We count the awnings, confirm the count with you and put each part of the job on its own line in a written proposal.

Should windows be cleaned after awning cleaning?

Yes, we recommend it. Water and soap from the awnings run onto the windows and glass doors below and leave residue, so the glass looks worse until it is cleaned. We list window cleaning as a separate line in the proposal, so you can approve the awnings alone or both together.

What do tenants need to do before awning cleaning?

Only bring in what is stored near their doors. We ask the property manager to let tenants know the date and to have them bring inside anything near the entrance before they close. Most awning work at retail centers is done overnight, so stores open to clean, dry storefronts and nobody works above customers during the day.
