Roofs, Walls and Lots Cleaned Around Your Operations

  • Low-pressure roof cleaning
  • Every building on its own line
  • Water by tank or hydrant meter
  • COI with every proposal

Georgia Bubbles cleans the outside of warehouses and industrial properties across metro Atlanta for property managers, facility managers and owners, from a single building to every roof on a multi-building property. A typical scope covers the roof, the building exterior and the gutters, rooftop solar arrays, the parking lots and concrete around the building, dumpster pads and enclosures, oil trap areas and rust stains. We work only on the outside of the property.

Industrial properties bring their own problems: large metal roofs that high pressure can damage, grease and oil on the concrete, sites with no working water, and operations that cannot stop for the cleaning. This page explains how we handle each of those.

Built around the roof, the lot and the work going on

Roofs at low pressure

A cleaning solution does the work instead of a high-pressure stream, so metal panels and seams come clean without water forced under the laps or flashings.

Priced building by building

Large roofs are measured and quoted by square footage, and each building and each area is its own line, so ownership can approve the work in stages.

Water and access planned

Roof access, lift parking, spigots and outlets are confirmed before the job. No working spigot? We bring water in tanks or arrange a fire hydrant meter.

Scheduled around operations

Nights, early mornings or weekends, with large lots cleaned one section at a time so the rest stays in use, in an order agreed with you in advance.

Licensed, fully insured and fully certified, and a member of the Power Washers of North America (PWNA), with a 4.9 rating and over 500 reviews across the web.

What warehouses and industrial properties hire us for

See all of our commercial services

Roof and gutters first, then walls, then the ground

The roof and gutters go first, so nothing runs down a freshly cleaned wall, then the building wash, and the lots and concrete last. Rooftop solar arrays are cleaned with deionized water and soft brushes at low pressure, and can go on the same proposal as their own line.

At a brick-fronted warehouse in Cumming the crew soft washed the standing-seam metal roof and the building exterior in one day, for a contractor handing the building over. See the Cumming warehouse job.

Grease, oil and rust, with straight answers

Dumpster pads and enclosures, and the pads around oil traps and tanks, are cleaned with hot water and a degreaser, usually on the same visit and each as its own line. We do not clean inside the containers, traps or tanks.

Oil, grease and tire marks on the parking lots and concrete are treated with a degreaser and water at up to 200 degrees Fahrenheit. Old stains improve but cannot always be fully removed, and the quote says so before we start. Rust gets its own treatment, priced as its own line.

One vendor for the whole property

Each building is quoted on its own, and each area gets its own cycle: dumpster pads that take food or grease usually go monthly or quarterly, lots and concrete once or twice a year, and roofs when algae, lichen or moss becomes visible. On a recurring maintenance program the scope is agreed once and we contact you when the next visit is due. A committed schedule is priced better per visit than one-off cleaning.

Questions industrial property managers ask us

What does a warehouse or industrial exterior cleaning scope include?

Usually the roof, the building exterior and the gutters, the parking lots, sidewalks and concrete around the building, the dumpster pads and enclosures, and any oil trap areas, rust stains or rooftop solar arrays. Each area is its own line on the proposal, and on a multi-building property each building is priced on its own. We clean the outside of the property only; we do not wash vehicles, equipment or the inside of the building.

How do you clean a metal warehouse roof?

At low pressure, with a cleaning solution doing the work instead of a high-pressure stream, which can drive water under seams and flashings. On a standing-seam metal roof, soft washing does most of the work, so the panels and seams come clean without forcing water under the laps. At a warehouse in Cumming the crew soft washed the metal roof and the building exterior in one day.

How is roof access planned?

Before the job is scheduled. We confirm how we get onto the roof, where a lift can be parked, and which water spigots and outlets work. A taller building or a harder roof to reach costs more because it takes longer and carries more risk, and the quote says so. If a building wash is planned too, the roof and gutters go first, so nothing runs down a freshly cleaned wall.

Do you clean rooftop solar panels?

Yes, rooftop arrays on warehouses as well as carport canopies and ground-mounted arrays. Panels are cleaned with deionized water and soft brushes at low pressure, never with high pressure, which can damage seals and frames. In metro Atlanta the natural time to clean is after spring pollen season, and solar cleaning can be added to a roof or building wash as its own line.

Can you remove oil, grease and rust from our lots and concrete?

We clean them, and the quote tells you up front what to expect. Oil and grease are treated with a degreaser and hot water at up to 200 degrees Fahrenheit, lifted with a surface cleaner and rinsed at high pressure; old oil stains and tire marks improve but cannot always be fully removed. Rust is a chemistry problem, not a pressure problem, so it gets its own treatment, priced as its own line.

Do you clean dumpster pads, enclosures and oil trap areas?

Yes: the pad, the enclosure walls inside and out and the gates, plus the pad and concrete around oil traps and oil tanks, cleaned with hot water and a degreaser, usually on the same visit and each priced as its own line. We do not clean inside the dumpster or pump, service or clean inside the traps and tanks. Pads that take food or grease build up fastest and usually go on a monthly or quarterly schedule.

Can the work be scheduled around our operations?

Yes. Work can be scheduled at night, early in the morning or on a weekend, and large lots are cleaned one section at a time so the rest stays in use. Vehicles need to be out of each section while it is washed, so we agree the order with you in advance. Dumpster pads are cleaned when the hauler can move the containers.

What if there is no water on site?

We ask about water spigots and outdoor power before we price the job. If there is no working spigot, we bring water in tanks or arrange a fire hydrant meter, and the proposal says which.

Do you need to visit the property before you quote?

Not usually. We measure the roof and the lots from satellite and street-level imagery and any photos you send, and large roofs are measured and quoted by square footage, because one building's roof can be twice the size of the next. When something cannot be seen from imagery, such as a rooftop unit or a fenced yard, we ask for a photo before we price it.

Can the certificate of insurance name the owner or management company?

Yes. Our certificate of insurance and W-9 go out with every proposal, and the certificate can name your owner or management company, with additional insured and waiver of subrogation endorsements on request.

Which areas do you serve?

Warehouses and industrial properties across metro Atlanta, in Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Newton, Paulding, Rockdale, Spalding and Walton counties. Each county has its own page listing the cities we work in.
