Clean Storefronts and Walkways Before the Stores Open
- Overnight, dry by opening
- Every building on its own line
- COI with every proposal
- Before & after photos
Georgia Bubbles pressure washes shopping centers across metro Atlanta for landlords, owners and the companies that manage them: strip centers, grocery-anchored centers, open-air centers and mall entrances. A typical scope covers the storefront sidewalks and curbs, the storefronts and upper coping, awnings and canopies, dumpster pads, pylon signs and the exterior glass. We work only on the outside of the property.
Retail cleaning has to fit around stores that open every morning and tenants who each have their own lease. This page explains how we schedule the work, how we price it so the landlord can approve it, and what we have done at other centers.

Built around the stores, the tenants and the landlord
Overnight, dry by opening
Most retail work runs overnight, typically from around 11 PM to 6 AM, or early in the morning, so walkways are dry and storefronts are clean before the first store opens.
Every building on its own line
Each building and each service is priced on its own line, and large buildings can be split by elevation, so the landlord can approve the most visible areas first and add the rest later.
Tenant exclusions in writing
Tenants who maintain their own storefronts, awnings or windows are named in the proposal, tenant by tenant, so there is never a question about what was included.
Before and after photos
Before-and-after photos come with the invoice, so the property manager can show the result to ownership without a site trip.

Top down, so nothing is cleaned twice
On a storefront job the upper coping is cleaned first, then the facade and the awnings, and the glass last, because washing above puts soap and rinse water on everything below it. Entrance doors are sealed with waterproof tape before we wash near them, so no water gets inside.
That is why exterior window cleaning is on every storefront proposal as an optional line, highly recommended after a building or awning wash. At a shopping center in Jonesboro the storefront glass was cleaned two days after the awnings, once they had drained.

One vendor across your centers
Each center is quoted on its own proposal, so it can go to its own owner, and nearby centers are cleaned on the same run. We have cleaned shopping centers in Suwanee, Snellville, Duluth, Dacula, Monroe, Winder, Stone Mountain, Jonesboro, Douglasville, Milton, Flowery Branch and Atlanta, including centers managed by The Shopping Center Group.
Most centers come back on a cycle: entrance sidewalks and dumpster pads get dirty fastest, while building washes and windows run on a longer cycle. On a recurring maintenance program the scope is agreed once, each area gets its own cycle, and we contact you when the next visit is due. A committed schedule is priced better per visit than one-off cleaning.

Questions retail property managers ask us
What does a shopping center pressure washing scope include?
Usually the storefront sidewalks and curbs, the storefronts and upper coping, awnings and canopies, dumpster pads and enclosures, pylon signs and the exterior glass, with gum removal and parking areas where they are needed. Each building and each service is its own line on the proposal, so the landlord can approve the center in stages, starting with the most visible areas.
Can the work be done overnight, before the stores open?
Yes. Most of our retail work is done overnight, typically starting around 11 PM and finishing by 6 AM, or early in the morning, so the walkways are dry and the fronts are clean before the first store opens. We ask you to let tenants know the date so they can bring in anything near their doors, and where apartments sit above the shops we check noise rules before committing to a night.
Can tenants who maintain their own storefronts be left out?
Yes. Where a tenant maintains its own storefront, awnings or windows, the proposal names that exclusion tenant by tenant, so the landlord approves exactly the parts of the center it is responsible for and there is no question later about what was included.
Should the windows be cleaned after the storefronts and awnings?
Yes. Washing the coping, facade and awnings rinses soap and water down over the glass, so we work from the top down and recommend exterior window cleaning after any building or awning wash. It goes on the same proposal as an optional line. At a shopping center in Jonesboro the storefront glass was cleaned two days after the awnings, once they had drained.
Do you remove gum from shopping center sidewalks?
Yes. Gum needs special chemicals and hot water under pressure, so it is quoted as its own line rather than assumed in sidewalk cleaning. On deep cleaning work, where we already use 200-degree water, gum removal can be included in the line, and the proposal states which applies.
Do you clean dumpster pads and enclosures?
Yes. The pad is cleaned with hot water and a degreaser, and the enclosure walls and gates are usually cleaned with it, since cleaning one and not the other is obvious. The dumpster should be pulled before the visit, so we coordinate the timing with you. At a shopping center in Suwanee we cleaned all four dumpster pads and their enclosures.
Do you need to visit the center before you quote?
Not usually. We measure the center from satellite and street-level imagery and any photos you send, count the storefronts, awnings, glass and dumpster pads, and send the counts back so you can confirm nothing is missing. When something cannot be seen from imagery, such as a rear service area, we ask for a photo before we price it.
Can the certificate of insurance name the owner or management company?
Yes. Our certificate of insurance and W-9 go out with every proposal. If your contract needs the owner or management company named as certificate holder or additional insured, or a waiver of subrogation endorsement, our insurance broker issues a certificate that says so.
Do you offer recurring cleaning for shopping centers?
Yes. The scope is agreed once, in writing, and we return on a set cycle, with a different cycle for each area: entrance sidewalks and dumpster pads get dirty fastest, while building washes and windows run on a longer cycle. At a shopping center in Stone Mountain we cleaned the front sidewalks on a roughly quarterly schedule. A committed schedule is priced better per visit than one-off cleaning.
Which areas do you serve?
Shopping centers across metro Atlanta, in Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Newton, Paulding, Rockdale, Spalding and Walton counties. Each county has its own page listing the cities we work in.
