Facades and Glass Cleaned Without Disturbing Tenants
- Nights & weekends
- Drone up to 80 stories
- Every elevation on its own line
- COI with every proposal
Georgia Bubbles cleans the outside of office buildings across metro Atlanta for property managers, building engineers and owners: low-rise and mid-rise offices, office parks, high-rise towers and campus buildings. A typical scope covers a soft wash of the facade, the exterior glass on every floor in the scope, entrances, plazas and sidewalks, parking areas, roofs and gutters. We work only on the outside of the building.
Office work has its own risks: water getting inside, tenants who are in the building every weekday, and glass several floors up. This page explains how we handle each of those, and how we price the work so ownership can approve it.

Built around the building, its tenants and its owner
Nights and weekends
Building washes and office glass can be scheduled at night or over a weekend, zoned so walkways stay dry and passable, with notice text you can send to tenants beforehand.
No water inside
We soft wash at low pressure and seal doors with waterproof tape before the first rinse. On multi-day jobs the property manager gets a progress report at the end of each day.
Every floor reached
A purified water-fed pole from the ground, a lift, or a tethered drone on buildings up to 80 stories, flown by an FAA Part 107 certified pilot.
Priced by elevation and by panel
Each elevation is its own line and the glass is priced from a count of the panels, so ownership can approve the most visible parts first and add the rest later.

Roof, then walls, then glass
On a full exterior cleaning the gutters and roof go first, so nothing is flushed down a freshly cleaned facade. The building wash comes next, and the glass goes last, because the soap and rinse water from a wash leave residue on the windows.
That is why exterior window cleaning is on every building-wash proposal as its own line, highly recommended after the wash. At a college building in Clarkston the exterior windows were cleaned after the building wash, on the same visit.
The right tool for the upper floors
Most upper walls are washed from a lift, once we have confirmed where it can park and whether it reaches every side. At a college conference center in Clarkston the upper wall panels and brick towers were washed from a boom lift over three days.
Where a lift cannot set up, such as in a courtyard, over landscaping or against a glass wall, our tethered drone washes from the ground. At an office building in Smyrna, ladders and ground rinsing covered the lower stone and the drone washed the upper courtyard walls, clearing the dark streaks without blasting the stone. The crew cleaned the rooftop skylight early in the morning, and the property team got a progress report at the end of each day.

What office property managers say
“The building looks great! Really impressed with how you guys were able to use the drone to clean the higher areas without needing lifts or a bunch of equipment around the property. Thanks again for getting this taken care of.”
“Thanks for taking care of all the properties for us. The entrances, sidewalks and common areas came out great. It's been really easy working with you guys and I appreciate being able to send something over and know it'll get handled.”
One vendor for the outside of every building
Each building is quoted on its own proposal, so it can go to its own owner, and nearby buildings can be cleaned on the same run. Entrances and sidewalks take the most traffic and need the shortest cycle, while building washes, roofs and windows run longer. On a recurring maintenance program the scope is agreed once, each area gets its own cycle, and we contact you when the next visit is due. A committed schedule is priced better per visit than one-off cleaning.

Questions office property managers ask us
What does an office building exterior cleaning scope include?
Usually a soft wash of the facade, the exterior glass on every floor in the scope, and pressure washing of the entrances, plazas, sidewalks and parking areas, with roofs, gutters, entrance canopies, monument signs and fountains where they are needed. Each area is its own line on the proposal, and large buildings can be split by elevation, so ownership can approve the most visible parts first.
Can the work be done without disturbing tenants?
Yes. Building washes and office glass can be scheduled at night or over a weekend, and the work is zoned so only part of the property is affected at a time and walkways stay dry and passable. We can give you notice text to send to tenants beforehand.
How do you wash the upper floors of a multi-story office building?
Usually from a lift, after we confirm where it can park and whether it reaches every side. Where a lift is impractical, such as over landscaping, against glass walls or in a courtyard, a tethered drone washes the upper floors from the ground, on buildings up to 80 stories. The method is the same at every height: a cleaning solution applied at low pressure, followed by a high-volume rinse. At an office building in Smyrna a tethered drone washed the upper courtyard walls.
How do you keep water out of the building during a wash?
We soft wash at low pressure, because high pressure can force water into a building, and we seal doors with waterproof tape before the first rinse. On multi-day jobs we report progress to the property manager at the end of each day, so any concern is caught early. If you know of past leaks or failed sealant, tell us when you request the quote and we will plan around them.
Should the windows be cleaned after the building wash?
Yes. The soap and rinse water from a building wash leave residue on the glass, so the order is gutters and roof first, then the building wash, and the windows last. Exterior window cleaning goes on the same proposal as its own line, highly recommended after the wash.
Do you clean office windows on every floor?
Yes, every floor in the scope: lobby and entrance glass by hand with a squeegee, and upper floors with a purified water-fed pole from the ground, from a lift, or by drone. The glass is priced from a count of the panels, windows and entry doors, which we send you to confirm. We clean exterior glass only; we do not clean inside the building or do janitorial work.
Do you need to visit the building before you quote?
Not usually. We measure the building from satellite and street-level imagery and any photos you send, count the glass and entrances, and send the counts back so you can confirm nothing is missing. We also ask about water spigots, outdoor power, skylights and where a lift or the drone can set up. When something cannot be seen from imagery, such as a rooftop skylight, we ask for a photo before we price it.
Can the certificate of insurance name the owner or management company?
Yes. Our certificate of insurance and W-9 go out with every proposal, and the certificate can name your owner or management company, with additional insured and waiver of subrogation endorsements on request. Drone work is covered by drone liability insurance, and our pilot holds an FAA Part 107 remote pilot certificate.
Do you offer recurring cleaning for office buildings?
Yes. The scope is agreed once, in writing, and each area gets its own cycle: entrances and sidewalks take the most traffic and need the shortest one, while building washes, roofs and windows can run longer. Many metro Atlanta properties schedule after spring pollen season. A committed schedule is priced better per visit than one-off cleaning.
Which areas do you serve?
Office buildings across metro Atlanta, in Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Newton, Paulding, Rockdale, Spalding and Walton counties. Each county has its own page listing the cities we work in.
