Deep commercial concrete cleaning for the walkways, stairs, entrances and hard landscaping around commercial buildings in metro Atlanta. It is the heavier tier above a standard sidewalk cleaning, for concrete with years of buildup rather than one season, and it is built for property managers, facility directors and HOA boards who need the grounds around a building cleaned, not just the front walk.

How we do it
Deep cleaning is commercial pressure cleaning with heat and chemistry added. Hot water at 200 degrees softens grease, oil and gum so they lift with the rest of the dirt.
- A concrete cleaner is applied where needed to loosen stains.
- Hot water and a surface cleaner lift dirt, algae and mildew evenly across the concrete.
- The surface is rinsed at high pressure.
- Gum and rust are handled within the line or as separate treatments, as written in the quote.
The method changes with the surface. New concrete is still soft, so it is cleaned at lower pressure and without chemicals. Painted surfaces have pressure, chemical and heat limits: on the painted deck of the Nelson Street pedestrian bridge downtown, which we have cleaned twice, the work was done with a chemical pre-treatment at no more than 1,000 PSI.
We are straight about limits. Rust, oil stains and tire marks will be cleaned and will improve, but they cannot always be removed completely. We say so in the quote, not afterward.
When to schedule a deep cleaning
Book a deep cleaning when a regular sidewalk wash no longer makes a visible difference, or before an event, inspection, property tour or tenant opening. After that, a regular sidewalk cleaning keeps the concrete in shape.
Most work is done overnight or on weekends so walkways are dry before people arrive. On college campuses we schedule around the academic calendar, such as spring break. Many property managers wait until pollen season ends in late spring, and if you budget annually, October through December is the time to have next year’s cleaning priced.
What affects the quote
Deep concrete cleaning is priced from the site, not from a rate card. These are the factors that move it:
- Total square footage, and how many stairs and landings are included
- How heavy the buildup is and how long since the last cleaning
- Gum, oil, rust and tire marks: included in the line or quoted separately
- Whether the concrete is new, painted or coated, which limits pressure, heat and chemicals
- Water access: working spigots, or tanks or a hydrant meter
- Timing: overnight, weekends, or around classes and tenant hours
- A one-time cleaning or a recurring program

What do professionals use to clean commercial concrete?
We use a concrete cleaner or degreaser to loosen stains, a surface cleaner to lift the dirt evenly, and a high-pressure rinse. Deep cleaning is for concrete with years of buildup.
Is gum removal included in deep concrete cleaning?
It can be, and the quote will say which. At 200 degrees, gum softens and lifts as part of the deep cleaning, so on some jobs it is included in the same line. Where there is a lot of gum, or rust needs its own treatment, we price it as a separate line so you can decide. Oil stains and tire marks are cleaned either way but cannot always be fully removed.
Will hot water pressure washing damage concrete?
Not when the method is matched to the surface, and we decide that before we quote. New concrete is still soft, so we clean it at lower pressure and without chemicals.
