Commercial canopy cleaning for shopping centers, office buildings, campuses and multifamily properties across metro Atlanta. A canopy sits over the busiest doors on a property, so the dirt, mildew, cobwebs and bird droppings on it are the first thing visitors see. We clean the top, the underside, the fascia and the columns, and schedule the work around the people walking below.
What we clean
Any canopy or covered walkway attached to, or standing beside, a commercial building.
- Entrance canopies over storefronts and lobby doors
- Covered walkways and breezeways between buildings
- Glass entrance canopies
- Metal and painted canopies, including the underside and fascia
- Picnic-area and courtyard covers
- The columns and posts that carry the canopy
How we do it
We soft wash. A cleaning solution goes on at low pressure and is rinsed off at high volume, so painted, metal and glass finishes are cleaned rather than blasted. The underside gets the same attention as the top, because that is where cobwebs, dirt and mildew build up, right above the people walking in.
Glass canopies are cleaned after the walls around them, so rinse water from the building wash does not dry on clean glass. At Georgia Piedmont Technical College’s Conference Center in Clarkston we washed the brown staining off the glass entrance canopy as part of a building wash, and at the college’s Covington campus we cleaned the underside of the picnic-area cover. Canopies too high to reach from the ground are cleaned from a lift, which we confirm before the job.
When to schedule it
Most canopies are cleaned at night or on a weekend, when the doors beneath them are quiet. Where a canopy covers a main entrance, the work is phased so there is always a way in. A canopy is usually cleaned together with the building wash, the storefronts or the sidewalks below it, and the walkway is cleaned last, because rinse water from the canopy lands on it. Many Atlanta property managers wait until spring pollen has passed.
What affects the quote
- The size and number of canopies and covered walkways
- Height, and whether a lift is needed
- The material: glass, metal or painted
- How much buildup there is, and how long since the last cleaning
- Whether it is booked with a building wash, storefronts or sidewalks
- Night or weekend timing
Why it matters
Safety
Mildew, moss and bird droppings on a canopy drip onto the walkway below and make it slick. Cleaning the canopy and then the walkway removes the source as well as the stain.
Appearance
A canopy is often the first thing a visitor sees at the door. A clean top, underside and fascia make the whole entrance look cared for.
Longevity
Dirt and organic growth hold moisture against paint, metal and sealant. Removing them at low pressure keeps the finish intact for longer.
Health
Mildew and bird droppings collect on canopy undersides directly above the people walking in. Washing them off keeps them from falling on tenants and visitors.

Questions about commercial canopy cleaning
What is commercial canopy cleaning?
It is cleaning the canopies and covered walkways over a property's entrances: the top, the underside, the fascia and the columns. We soft wash at low pressure with a cleaning solution and rinse at high volume, so painted, metal and glass finishes are cleaned without damage. It is usually booked together with a building wash, storefront cleaning or the sidewalks below.
Do you clean the underside of canopies and covered walkways?
Yes. The underside is where cobwebs, dirt and mildew build up, right above the people walking in, so it gets the same attention as the top. We clean it at low pressure and rinse it, and the walkway below is cleaned afterward so nothing drips onto a finished surface. Covered walkways between buildings are cleaned the same way.
Can you clean glass entrance canopies?
Yes. Glass canopies are cleaned at low pressure and rinsed, and on a building wash they are done after the walls so rinse water does not dry on clean glass. At Georgia Piedmont Technical College's Conference Center in Clarkston we cleaned brown staining off the glass entrance canopy as part of the building wash.
Can canopy cleaning be done while the building is open?
Yes. Most canopies are cleaned at night or on a weekend so the doors beneath them stay usable during business hours. Where a canopy covers a main entrance, we agree with you which doors and walkways are closed and for how long, and phase the work so there is always a way in.
How is canopy cleaning priced?
From a walkthrough or photos, with each canopy as its own line on a written proposal. The price depends on the size and number of canopies, the height and whether a lift is needed, the material, how much buildup there is, and whether the work is at night or on a weekend. Booking it with a building wash, storefronts or sidewalks keeps the crew and equipment on one visit.
